Our aim is to achieve the best possible price for your property in a time frame that suits you. With this and comparable data we are in a position to offer a realistic valuation for your property.

MARKETING

We will advertise the property on all the major web portals including Rightmove, Zoopla and Prime Location and in magazines such as The Resident , Meridian magazine and other local free news magazines and papers.

We also undertake targeted local mailshots, leaflet drops and direct letters.

We will organise viewing appointments for potential buyers and where we do not have keys we will arrange the viewing either directly with the vendor or the occupiers of the property.

Before marketing it is a requirement by law to have organised an EPC (Energy performance Certificate) if one is not already available.

PROFESSIONAL PHOTOGRAPHY & FLOORPLANS

We will instruct professional photographers to make sure your property is shown at its best.

Good quality photos are a must these days and can make a huge difference in the click through rate on the web portals. As we are in an age of virtual viewing their first impression will often determine whether they actually view the property in person or not.

A good floor plan is also an essential part of presentation so we instruct a specialist to prepare these for us.

OFFER STAGE

All offers will immediately be forwarded to the vendor for their consideration.

Once we have an interested party and have confirmed their financial ability to proceed, we will commence the negotiation to obtain the best price for the vendor. Once the vendor accepts the offered price from the buyer, we will immediately issue a Memorandum of Sale document which will include the details of the property, the agreed sales price, the solicitor’s details and all other relevant information.

PROGRESSING THE SALE

Once a sale is agreed we will liaise with the vendors, purchasers and their solicitors through to exchange and completion. This communication is extremely beneficial to all parties as any issues that may arise can be dealt with swiftly and fairly.

As the agent is in a unique position to speak to all parties most issues that can occur during the sales process can be resolved and in many cases this can save an otherwise precarious sale from falling through.

With our local knowledge and experience we can often be of help to surveyors in their valuations by offering recent comparable prices to help confirm the property is valued correctly.
